As temperatures rise, so does the anticipation for the near completion of the first phase of The Emory North Liberty. The first building is expected to open at the beginning of July.
CONSTRUCTION UPDATES
GENERAL SITEWORK
The paving on site is about 90% complete, and all the underground utilities have been installed. Construction on the swimming pool is about to begin.
CLUBHOUSE
The clubhouse's framing is done, and the lower windows and roof are now in place. The Mechanical, Electrical, and Plumbing (MEP) trades are in the final stages of their rough-ins for the building, with drywall installation anticipated to start soon. Additionally, the siding and masonry work for the building is scheduled to begin in the next few weeks.
44 UNIT BUILDING – 1255 EMORY PLACE
The exterior masonry work for the building is nearing completion, and siding installation commenced in mid-February. The fourth floor has been drywalled, taped, finished, and ready for the painting phase.
The drywalling process is finished on the third floor, and taping and finishing work are underway. The second floor is now set for drywall installation, while the first floor has completed the MEP rough-ins and is awaiting inspection.
52B BUILDING – 1265 EMORY PLACE
The building's exterior structure and window installation have been completed. Roof installation has started, and the MEP trades are just beginning their rough-ins for this structure.
52A BUILDING – 1275 EMORY PLACE
Over 95% of the framing is complete, with Tyvek and window installation beginning soon.
MAINTENANCE BUILDING & GARAGES
The maintenance building has been framed. Phase I garages have been framed, with roofs installed in two out of the four garages. Siding and masonry work on the building is scheduled to begin this month.

In addition to The Emory, Solomon's Landing includes 110 new single-family homes, The Palestra sports complex, an entertainment center that will house Bowldogs bowling alley & bar, Pizza Ranch restaurant, and Fun Zone arcade.
Starbucks Coffee and Jersey Mike's sandwich shop round out the new development.
THE PALESTRA
The 36,000-square-foot building will focus on being a destination for indoor sports and community events and is expected to bring in $30 million of new revenue for North Liberty over the next seven years. With weekends full of club sports tournaments, the rest of the week will be free for the community to host events and provide practice space for local club and school teams.
Possible activities in The Palestra include basketball, indoor soccer, football, volleyball, pickleball, wrestling, birthday parties, indoor inflatables, and more.
ENTERTAINMENT & RESTAURANT HUB
To the east of The Palestra will be home to BowlDogs, Pizza Ranch, and the FunZone arcade in a 37,000-square-foot entertainment center.
BowlDogs boasts 16 luxury bowling lanes and four lanes inside a private area that can be used for parties and work functions.
Additionally, the space will house a bar and restaurant, ax throwing, billiards, shuffleboard, and more. With the option to simulcast any event at The Palestra, the entire strip at Solomon's Landing is an excellent destination for families.
Pizza Ranch, a popular midwestern buffet chain, is moving its existing North Liberty location to a 7,000-square-foot space adjacent to BowlDogs. The new location will include four large private party rooms and Pizza Ranch's FunZone, a 5,600-square-foot arcade.

The North Liberty campus is part of a master plan to renovate and add spaces, providing Iowans with greater access to safe, high-quality care. UI Health Care's North Liberty campus will provide full orthopedic, sports medicine, rehab services, labs, imaging, equipment, and pharmaceuticals on-site for patients.

In addition to offering more convenient access to emergency care, the location will have a drive-thru pharmacy. Patients can also get lab and imaging work done, regardless of whether they received care from UI Health Care or another provider. UI Health Care's North Liberty campus is expected to be complete in late 2025.
