We're back for the second episode in our Alongside Us series that shares updates on our properties, highlights opportunities in the upcoming year, and outlines a clear view of where we're headed. Omaha: a Market Overview

For the last 30 years, Haverkamp Group has been building, acquiring, and managing multifamily real estate exclusively in the state of Iowa. As we continue to expand the Attivo Trail portfolio, selecting the right markets is one of the most important decisions we make. After intensive research and evaluation, we selected Omaha, Nebraska as the first market outside Iowa for the development of a new Attivo Trail 55+ active adult community.

Several factors drove that decision, but the most compelling reason is simple: Omaha shares many of the same characteristics that have made the Des Moines metro a strong environment for our communities.

A Stable and Diversified Economy

One of the first criteria we evaluate when entering a new market is economic stability. Omaha has a diverse employment base that includes finance, transportation, healthcare, and technology. The city is also home to major corporate headquarters, including Berkshire Hathaway and Union Pacific Railroad, which help anchor the local economy.¹

This diversity has historically helped Omaha avoid the sharp economic swings seen in some larger metropolitan areas. For multifamily housing, that stability translates into steady demand and more predictable long-term occupancy trends.

Similar Demographics to Des Moines

Another reason Omaha stood out is how closely its demographics mirror those of the Des Moines metro.

Both regions are mid-sized Midwest markets with strong homeownership rates and populations that are gradually aging as the baby boomer generation moves into retirement years. The Omaha-Council Bluffs metropolitan area currently has more than 130,000 residents aged 65 or older, and that population is projected to grow significantly over the next decade.²

As homeowners reach their late 50s and 60s, many begin looking for housing that allows them to simplify their living arrangements while remaining active and independent. This trend aligns closely with the residents we serve at Attivo Trail.

A Growing Market with Limited Active Adult Housing

While the Omaha multifamily market has seen steady development in recent years, purpose-built active adult communities remain relatively limited. Much of the region’s senior housing inventory is focused on assisted living or memory care rather than independent living communities designed for active adults.³

This creates a gap between traditional multifamily housing and senior care facilities—an opportunity for thoughtfully designed 55+ communities that support an active, maintenance-free lifestyle.

An Active Midwest Metro

Finally, Omaha offers many of the qualities that make mid-sized Midwest cities attractive places to live. The city has invested significantly in parks, trails, and community amenities, including the revitalized downtown riverfront featuring Gene Leahy Mall and Heartland of America Park.

Combined with walkable districts like the historic Old Market, these investments contribute to the type of livable environment that appeals to residents who want to stay active and engaged in their communities.

2025 Investor Tailgate

On October 25, we hosted our second annual investor tailgate at our Ames office. Our menu featured Schonert’s Corporate Catering for the afternoon grill out. Several investors won prizes including an ISU themed grilling accessory kit and a Blackstone grill. Two lucky investors also won tickets to the game.

The tailgate was a chance to connect beyond emails and calls. We welcomed several first-time investors to the office and had a few guests from Utah who were BYU fans, the team Iowa State faced that day.

Jeff Bramble retires after 10 years with Haverkamp Group

Haverkamp Group is honored to announce the upcoming retirement of Jeff Bramble, who has been an integral part of our organization for 10 years. During his tenure, Jeff served as President of Haverkamp Properties from 2016 to 2021, then as President & COO of Haverkamp Group until 2023, before assuming his current role as Senior Vice President of Investor Relations.

Jeff exemplified Haverkamp Group’s values of Stewardship, Hard Work, Accountability, Results-Driven, and Integrity in every role he held. Recently, Brent Haverkamp shared that when he thinks of a person who embodies each of our companies, Jeff Bramble is Haverkamp Group. Jeff translated big-picture ideas into reality—managing daily operations, ensuring accountability, and keeping all business functions aligned. His operational and leadership acumen led to the growth of Haverkamp Properties and later shaped Haverkamp Group to the success we see today.

As Jeff retires, we celebrate the journey we’ve shared, and the milestones achieved under his leadership. While it’s hard to say goodbye to such a trusted colleague and friend, we’re excited for the adventures that await him and grateful for the legacy he leaves behind.

After graduating from the University of Iowa in 2013 with a Bachelor of Business Administration (BBA) in Finance, Luke spent several years starting up an accounting firm in Iowa City and planting churches in China and Thailand.

In 2022, Luke joined Haverkamp Group, beginning as a business analyst and later as a property manager with Haverkamp Properties until August of this year. He joins our other asset manager Josiah O’Polka in handling financial and accounting tasks for our owners and their investments with Haverkamp Group.

J Turner Research and Multifamily Executive recently released the 2025 State ORA® (Online Reputation Assessment) Power Rankings that celebrate the multifamily industry’s best in online reputation. The Emory North Liberty was recognized as the top property in Iowa, achieving an ORA score of 96.
