Haverkamp RE Development Fund - The Emory North Liberty
About the Project
The Haverkamp RE Development Fund has 50% ownership in the Emory North Liberty Phases 1 & 2, and 100% ownership of the remaining (adjacent) Phase 3 land. Upon completion, Phases 1 & 2 will be a 352 unit apartment community. The highly-amenitized clubhouse was completed with the Phase 1 construction and offers residents a golf simulator, fitness center, lounge area, coffee bar, game room, resort-style pool, outdoor patio with fire pit & grills, basketball court, playground, gated dog park, secure package room, and pet washing station. Apartment amenities include granite counter tops, in-unit laundry, hardwood style flooring, stainless steel appliances, private balconies, walk-in closets, and detached garages equipped for EV charging ports. Phase 1 started leasing in the summer of 2024 and construction was completed in November 2024.
Operating Results on Phase 1:
As of 12/31/2024, we have leased a total of 96 of the 148 Phase 1 units (65% leased). Since then, January, February and March have proven to be strong leasing months, and our leased units have increased to 138 (93% leased as of 4/13/25).
Phase 2 Construction Update:
Construction activity is increasing with the return of warmer weather. The first building in Phase 2 is on track for delivery in Q1 2026.
