Sitework Progress
The pool and surrounding deck have been successfully poured. This marks a significant step towards completing the resort-style amenities for residents. The final site utilities, including water, electricity, and sewer systems, have also been completed. Landscaping around the clubhouse and the first building has been installed, adding aesthetic value and creating a welcoming environment for future and potential residents. All sidewalks, the basketball court, and other miscellaneous slabs have been poured.
Clubhouse
The clubhouse is now open and fully operational, with the leasing team occupying the space. This central hub serves as a point of contact for potential residents and will also provide many luxury amenities for residents in the future. The fitness room is equipped with the latest equipment, offering residents a convenient space for their workouts. The golf simulator is now up and working, allowing for year-round golf practice and entertainment, regardless of the weather outside. Additionally, a pool table and various seating areas have been installed in the clubhouse, contributing to a comfortable and inviting space for residents.
Building 1 (44 units)Building 1 is in the final stages of the punch list process. This phase involves checking and finalizing all details to ensure the building meets the necessary standards for occupancy. All cabinets, countertops, and flooring have been installed, and doors and hardware are in the finishing stages. The elevator will be tested by the state of Iowa on June 20, and the fire alarm system will be tested by the local fire department on June 18. These final inspections and tests are mandatory for safety and compliance, paving the way for the building’s certification of occupancy. |
Building 2 (55 units)The drywall and painting are about 85% complete, and the cabinets, doors, and trim installations are 65% complete. The mechanical, electrical, and plumbing contractors are finishing their final trim and fixtures. Soon after they finish, utilities should be appropriately connected and functional. The building is set up for fire alarm and elevator testing by the end of July. |
Building 3 (52 units)The MEP trades are finishing their rough-ins, and drywall installation will start within the next couple of weeks. Building 3 is on target for move-in and resident occupancy by October 1. |
The Emory North Liberty is making significant strides toward completion, with each phase of construction bringing the development closer to its final form. From the completion of sitework and landscaping to the readiness of the clubhouse and the progress in the three residential buildings, every update marks a step forward.
