Around the Company - Summer 2024

With half of the year completed, Haverkamp Properties has been making infrastructure improvements, getting involved within the community, and increasing leasing rates at each property.

Last fall, Haverkamp Group acquired The Foundry in Ames, a student living complex in the heart of Campustown. Haverkamp Properties combined the leasing and maintenance teams for CORE Ames, The Foundry, and campus properties allowing a higher level of service to our student properties closer to Campustown.

Ames

Haverkamp Properties Ames hosted a build-your-own-bouquet event, grocery BINGO, and served breakfast pizza in the clubhouse. HP Ames is currently occupied at 99%, with 50% of the units being renewed. Pre-leasing trends have remained steady, similar to the 2023-2024 leasing year.

 

Acquisition Fund: CORE Ames

The landscaping around the building at CORE Ames has been updated with new mulch. Once the landscaping is completed, the hot tub will be deep cleaned and repainted, and cracked tiles will be replaced. In March, staff organized an Easter egg hunt for residents to win prizes, and a grill-out is planned to showcase the sky deck amenity.

CORE Ames is currently 98% occupied.

Altoona

The Altoona HP portfolio includes Ironwood, Golf View, Riverwood, and The Emory. Ironwood is undergoing a clubhouse refresh and remodel, with new paint, flooring, furniture, and décor.  Community involvement has been active, with Kate's Kookies, a local food truck, visiting in May. In June, there will be a beach/pool towel giveaway and a ticket giveaway to the Altoona Wine & Craft Beer Fest, and The Emory is planning a block party for July 19.

The Emory has implemented look-and-lease specials, including a month free, move-in credit, and additional specials to increase occupancy.

Altoona HP has a combined occupancy rate of 96% and a leased rate of 94%.

THE LANDING OF CLINTON

The team installed a new, larger fitness center (replacing an underutilized theater). It has all new equipment, and the small old fitness room was converted into a Pet Wash Station.

The Landing of Clinton has been voted the #1 Apartment Complex two years in a row and just started its 2024 campaign to repeat. The Landing maintains strong occupancies – 97%+ average with higher than 50% renewals – despite big/new competition directly across the street (150 units complete with 90 more opening in 3 months) along with 2 other mid-sized smaller properties in the city.

 

Cedar Rapids Student Living

Kirkwood Courts and Campus View have recently repaved the asphalt in their parking lots. Community involvement has been active, with a pizza party at the KCCV clubhouse, game nights, and a joint welcome week event for August featuring food, games, and giveaways.

The pre-lease percentage for Kirkwood Courts and Campus View for the 2024-2025 school year is 46%, and the pre-lease percentage for The Reserve at Kirkwood is 52%.

Prairie Pointe Student Living

Prairie Pointe Student Living recently upgraded its camera and computer systems and plans to paint the six oldest buildings red in mid-June. In February, a new platform, RoomSync, was introduced to assist future and current residents in finding roommates.

Community involvement included doughnuts during finals week in May, an upcoming ice cream event, and a welcome event planned for move-in with Kona Ice.

The team is running specials on four-bedroom townhomes, which boosted leasing. They are also reevaluating the screening process. Current pre-lease rates for the 2024-25 school year stand at 56%.

 

 

 


 

Ankeny

Woodland Reserve and Tradition Pointe have made several infrastructure improvements, including adding a package room, replacing carpet and stair treads in the 110 building, making concrete repairs, re-striping lines, and installing USB outlets in each unit.

Community involvement this year has included hosting a trivia night, video game tournaments in the clubhouse, and celebrating pretzel day. Upcoming events include a garage sale, a block party, and a family portrait day for residents.

Leasing for Woodland Reserve has shown strong performance, with occupancy around 96% and leased percentage over 93%.

Tradition Pointe has maintained an occupancy rate of 95% since the beginning of May, with the leased percentage growing from 94% to 100%.

Johnston

Providence Pointe has undertaken several improvements, including updating the garden and adding stairwell lights. Additionally, parking lot stripes have been redone, concrete repairs have been made, and entryway rock beds have been installed. Providence Pointe has engaged with the community by hosting events such as a pool opening BBQ, grab-and-go breakfasts, and food trucks in the parking lot.

Despite a recent dip in leased units, occupancy has held steady year-to-date, aided by high market prices for homes and other rentals in the area. As of May 13, Providence Pointe's occupancy rate is 96%, and its leased rate is 94%.

Johnston

Providence Pointe has undertaken several improvements, including updating the garden and adding stairwell lights. Additionally, parking lot stripes have been redone, concrete repairs have been made, and entryway rock beds have been installed. The Reserve at Glenstone removed cement stairs, repainted the metal on the stairs, planned parking lot striping, and repaired cement for the sidewalk. Both properties engage with the community, hosting events such as a pool opening BBQ, grab-and-go breakfasts, and food trucks in the parking lot.

Despite a recent dip in leased units, occupancy has held steady year-to-date, aided by high market prices for homes and other rentals in the area. As of May 13, Providence Pointe's occupancy rate is 96.95%, and its leased rate is 94.71%.

Occupancy at The Reserve at Glenstone has declined recently due to low traffic and interest, and the property's size causes significant percentage shifts with each move-in or move-out. Efforts are being made to boost leasing with new digital ads and specials. As of May 13, the occupancy rate is 90.38%, with a leased rate of 88.46%.

 

 


 

Attivo Trail

Attivo Trail Waukee is getting a light refresh this quarter. The lobby has been remodeled. The south courtyard brick paver patio is being replaced with a new concrete pad and sunshade, and the property's pergolas have all been re-stained. The curbs will also be repainted this upcoming summer. Attivo Trail Ankeny has been progressing on its phase II expansion, which is estimated to be completed next fall.

Our social directors at Attivo Trail in Waukee have organized music events in the courtyard, arranged bus trips, conducted monthly BINGO games, invited educational speakers, and hosted health presentations.

 

 

Attivo Trail Ankeny continues to offer activities for its residents, including, but not limited to, fitness classes, Cocktail hours, tech classes, outdoor yard games, karaoke, wake-up Wednesdays, and muffin Mondays. The number of leads is consistent with seasonal trends, and occupancy rates have remained steady. Retention remains strong; most move-outs have been due to death or needing a higher level of care.

As of May 13, Attivo Trail Waukee is 98% leased, while Attivo Trail Ankeny is currently 41% leased.
